Michael Francis, MPM^®, RMP^®

Owner / Broker / Property Manager - Resident and Owner Services

Twenty-eight years' experience

Michael has been managing residential property in the greater Austin area since 1985. Property owner, real estate investor, and property manager, Michael is directly involved in the daily operations of Rollingwood Management. Michael has been a member of the Austin chapter of the National Association of Residential Property Managers (NARPM) since 1997. He served on the Board of Directors for 5 years as the Chapters Treasurer and President in 2003. Michael holds both the MPM^® (Master Property Manager) and RMP^® (Residential Management Professional) designations earned through NARPM. The MPM designation is held by fewer than 200 Property Managers nationwide. Michael is also a member of the Austin Board of Realtors^® (ABOR), served on it's Grievance Committee and is a member of the Property Management Committee, has held a Texas Real Estate license since 1986 and is also a licensed Texas Real Esatate Broker.

As an owner of investment properties, he is sensitive to cash flow considerations and balancing the needs of the residents to that of his clients.

Michael moved to Austin in 1979 to attended the University of Texas. While living in Austin, Michael has enjoyed volunteering for various community organizations including: Texas Special Olympics Board of Directors, Big Brothers Big Sisters of Austin, Mayor and City Council Member for the City of Sunset Valley Texas.

Michael and his wife, Carol, have two children. Carol teaches special education for Eanes ISD. Michael is an avid runner, snow skier, and treasures time with his family. Both Michael and Carol are also longtime, active members of Austin Ridge Bible Church, its ministries, and mission.

Larry Park

Property Manager and Broker - Resident and Owner Services

Lawrence “Larry” Park has extensive knowledge of real estate, including leasing, sales, and property management. Larry's years of experience have been a direct benefit for our clients and residents. Larry took his first real estate course in high school and received his real estate sales license in 1985. He went on to earn his Texas Broker's license in 1998.

Larry moved to Austin in 1981, when he fell in love with the Texas Hill Country, the lakes, and the local music scene. He attended the University of Texas and Southwest Texas State where he received his degree in business. Larry’s pastimes include walking the hike and bike trails of Barton Creek, following Baylor University and Dallas Cowboy football, and bird hunting on the family farm in San Saba County. He also collects old recorded music with over 2,500 albums dating back to the 1920s. He is  married to Ellen, a native Austinite and has two sons, Kenny and Kevin.

Debbie Stone

Property Leasing Professional – Resident and Owner Services 

Thirty-two years' experience

Joined the Rollingwood Management team in 2004

Debbie has lived in Austin since 1974 and has been a licensed real estate associate since 1978. Debbie has been engaged in many different aspects of property leasing and management since then.  During this time, Debbie also experienced a variety of real estate cycles in the greater Austin area. This invaluable experience and knowledge is put to work every day in her efforts to deliver only the best in property leasing services. In 1999 she served as a board member for the Austin Chapter of the National Association of Residential Property Managers (NARPM) and is currently an active member of the Austin Board of Realtors and the Texas Association of Realtors^®. “I enjoy contributing to a company that truly embodies the highest of ethics, professionalism and service to its residents and clients”. As an investment property owner herself, she understands the need to properly screen and qualify residents and keep up with the trends in the industry that benefit her residents and their owners.

Debbie also coordinates and heads up the company’s community involvement. Since 1998, she has actively promoted the Austin Police Department’s Operation Blue Santa program each Christmas and is currently a board member. Every year Operation Blue Santa delivers thousand of donated toys to families in need in the Austin area.  Debbie has two wonderful grown children who, she says, have blessed her with five delightful grandchildren and, (of course) she would be happy to show you pictures any time you have a few hours to spare.

 Andrea Gil

Office Manager - Resident and Owner Services

Joined the Rollingwood Management team in 2011

Native Austinite, Andrea Gil brings over 13 years experience in office administration and property management experience.  Andrea is responsible for managing the daily operations of the Rollingwood Management office.  Her expertise in office management, organizational skills, and customer service are an integral part of our organization.  This depth of experience is a direct benefit for our clients and residents.  Andrea received her Bachelor of Business Administration and Marketing from University of Texas at San Antonio.  She is the friendly voice that you’ll hear when you call our office, and takes great pleasure in making sure everyone is taken care of.

Andrea enjoys living in Austin Texas, spending time with her husband, Matt, and the newest addition to the family, son Matt Jr.  She also enjoys caring for her family because after all, “that’s what life is all about”.

Peggy Smith

Property Manager - Resident and Owner Services

Eleven years experience

Joined the Rollingwood Management team in 2013

Peggy is a transplant to Austin and was formerly involved in real estate in the Southwest Florida market.  She began her career in 2002 in general real estate and then as an associate for a national luxury builder.  There she learned construction and became the sales manager overseeing three communities.  Her real estate experience led her to leasing and to property management with over 300 properties in inventory.  She has several designations showing she strives to learn everything about the industry.

Peggy loves Austin!  She spends her free time with her nephews, painting and boating.  She is an active volunteer for Lee Live a school fundraiser group that helps benefit the kids at Lee Elementary.  She moved to Austin to be closer to her twin brother and his family.   

Phyllis Darcy

Maintenance Supervisor - Resident and Owner Services

Twenty years’ experience

Joined the Rollingwood team in 2012

Phyllis has been providing professional residential and commercial property maintenance since 1992.  Her extensive range of maintenance experience ranges from carpentry, roofing, plumbing, electrical, painting, drywall, concrete, fencing, and small appliance repair.  With a strong background in carpentry, Phyllis has taught classes on building cabinets which were then donated to Habitat for Humanity.

Phyllis and her partner moved to Austin to be near her daughter and her handsome grandsons. With a son and daughter serving our country in the Armed Forces, Phyllis strongly believes it is critical that we all  support our troops at home and abroad.  Over the years Phyllis has opened her home to 12 foreign exchange students from all over the world by volunteering for the Youth for Understanding Foreign Exchange Student Program.  In her spare time Phyllis also enjoys running and ran her first marathon in November 2012.

Kim Hammer

Property Leasing Professional – Resident and Owner Services

Kim Hammer, longtime Rollingwood team member, is no stranger to the field of property management. She began her real estate management career in 1986 as an on-site multi-family leasing agent and was later promoted to property manager. 

An investment property owner herself, Kim understands the importance of finding the best residents to occupy our properties.

Pam Gardner, CPA

Accountant

Thirty years’ experience

Joined the Rollingwood Management Team in 2013

Pam has been working as an accountant for many years.  Over the years she has worked as an auditor in public accounting and in the banking industry and as a corporate accountant for several small to medium sized companies.  She received her Bachelor of Business Administration Degree in Accounting from the University of Texas in Austin.  She has three children:  Zack, who is a home builder for David Weekly Homes in Austin; Kyle, who is a student at the University of Texas in Austin working to be a Physical Therapist, and Emilie who is attending West Texas A&M in Canyon, TX and working on her Equine Business degree.

Pam has served as the Treasurer for the Cub Scouts for many years, the Accounting Team at Redeemer Lutheran Church and as a Girl Scout Troop Leader for 7 years.  Pam met her husband, Dan, while interviewing at the University of Texas.  They both love living in Austin and enjoy attending UT Football and Baseball games.  They also enjoy gathering their family for outings to the Salt Lick, Gruene, and the Oasis.

 Max Pepper

Senior Office Security Guard - Fourteen (dog) years' experience

Joined the Rollingwood Management team in 2003

Max Pepper, a native Austinite, loves living in Austin and the Hill Country. His dedication and commitment to providing only the best in security services to our office clearly sets him apart from all the rest. No cat, squirrel, or deer stands a chance with Max on patrol. Max enjoys playing fetch, dining on fine dog food, and University of Texas football.  Hook em' Horns!
