Market Trends and Projections Report

Central Texas housing conditions are more balanced than during the peak pandemic years. Elevated inventory provides buyers with greater choice and negotiating power, while well-priced homes continue to attract demand. In the Austin-Round Rock-San Marcos metro, recent data shows approximately 5.5 to 6.0 months of inventory, indicating the market is no longer severely supply constrained but could become so if buyer demand increases. Pricing remains under pressure year over year, with median and average prices modestly below last year in many local reports. Homes that are priced appropriately continue to sell.

  • Months of inventory: Approximately 5.5 months in Q1 2026 for the Austin-Round Rock-San Marcos MSA. While this typically indicates a balanced market, current conditions reflect a buyers’ market at this inventory level. My expectation is this will create a supply issue when demand increases.
  • Median sales price: $440,000 as of April 2026 for the Austin metro, down 1.9% year over year. These figures suggest prices may have stabilized at the lower end of the market.
  • Average sales price: approximately $619,742 in early June in the Austin-area market, indicating an approximately 1% year-over-year change from 2025.

Federal Reserve Note:
The Federal Reserve has recently held its benchmark rate steady and signaled ongoing caution about inflation. With inflation above the 2% target and a resilient labor market, the most probable near-term scenario is a continued hold rather than an aggressive easing cycle. The federal funds rate is likely to remain unchanged in the near term, though it could increase if the conflict in Iran persists.

Bottom line: In Central Texas, higher inventory and softer pricing trends are improving conditions for buyers, but financing costs remain a significant affordability constraint. Unless mortgage rates decline substantially, the market will likely continue to favor well-prepared buyers and realistically priced listings, rather than experiencing a sharp rebound in home values.
Prediction: Over the next 1 to 3 years, the Austin real estate market is likely to recover and pent-up demand that has built over several years. Much of this demand will likely be absorbed within the first 6 to 12 months of recovery, followed by a transition to a more typical market environment. Historically, prices often return to previous peaks during such recoveries.
