Does Rollingwood Compensate Realtors?
We will pay a 30% commission of one month's rent to an MLS Broker representing an applicant(s) who successfully leases one of our properties. A commission is earned when the Broker brings a prospective tenant that:
- We have approved,
- Fully completes the lease agreement and all associated documents,
- All monies due at lease signing are paid in full, and
- Takes possession.
How do I get my invoice processed and what documents are required?
We require a complete invoice and W-9 from you in order to process a commission.
Please email these to bookkeeper@rollingwoodmanagement.com upon the approval of your clients application. Commissions are processed after all lease documents are signed and an approved tenant has paid all funds due. Commissions are paid upon move in.
Can you provide a Combination Lockbox code?
No. As a Realtor, you are required to use the Supra box for access, no exceptions. If you are not an MLS member, call our office for showing instructions.

Do you take guarantors?
A lease guarantor is acceptable only if your client meets the following criteria:
- They are a first time renter.
- They are a student.
Please view our qualifying criteria for all qualifying requirements for guarantors, as well as to find the answers to most qualifying questions. You can view these requirements in our Realtor Forms section, or by clicking "Apply Now" on any of our Available Rentals. There are no exceptions to this policy.
My client's situation doesn't fit your Resident Qualification Criteria. Who should I talk to?
In accordance with fair housing laws and our commitment to providing an equitable rental process, we must treat all applicants equally. This means that we follow a consistent set of criteria and procedures for evaluating each application. To maintain fairness and transparency, we ensure that every applicant is evaluated based on the same standards.
Your clients should decide if they qualify based on our provided, detailed, qualifying criteria and their situation. If they feel they can qualify, please direct them to apply via our Available Rentals page.
How do I know if you are processing applications on a property?
If the listing is Active status in MLS, we are accepting applications and don't have any complete applications on hand.
Note, this does not apply after hours or on weekends, as no one is in the office to receive or process applications so we may have received other applications. The Listing Agent be unaware of any after hours applications that have been submitted, you'll need to call our office during business hours to get a status check.
How do my clients apply?
The quickest and easiest way for your clients to apply is through our website. Your clients can go to the Available Rentals page, select the property they wish to apply for, and then select Apply Online. Your clients will be able to pay their application fees when they apply.
Please advise your clients to have all the required information and forms ready to be attached to their application. The application has a place for the applicants to add your name, cell number, and email address.
How do you select your applications for approval?
All applicants undergo our vetting process based on our qualifying criteria. In the case of multiple applications, the best-qualified application will be selected.
IMPORTANT: We will NOT process incomplete applications.
What is the status of my client's application?
As your clients agent, we'll be emailing you when we get an application to let you know we are processing their applications. The best way to check in is to email us back, or give our office a call. If you don't hear from us within two business days, you can email us at info@rollingwoodmanagement.com to check the status. Don't text the listing agent for an update, as they won't know the status.
Keep in mind that it can take two to three business days to process an application.
If you do not approve my clients, will they get their application fees back?
Reviewing an application is considered “processing," and fees will not be returned. However, if an application has already been approved on a property, your client's application will not be processed, and fees will be returned.
Will you hold the property for a month?
We typically will hold a property for only two weeks after date of application approval.
Application approval can take 2-3 business days.
Will you take a corporate lease?
No, please refer to the MLS listing.
Will you lease the property for less than 12 months?
No, please refer to the MLS listing for minimum and maximum lease term details.
